This space is company corporate housing and is made available to approved guests when it is not being used for corporate housing.
Direct booking requests outside Airbnb require a lead/application form, approval, verification, deposit, signed agreement, and full payment before move-in.
Space City MJM™ is best suited for traveling nurses, medical professionals, students, relocating professionals, contract workers, insurance/displacement stays, and responsible guests who need furnished housing in Houston for 30 consecutive days or more.
PROPERTY DETAILS
Space City MJM™ is a furnished 1-bedroom, 1-bath condo with balcony access, living area, kitchen essentials, Wi-Fi, two TCL Roku flat-screen TVs, a queen bed, towels, linens, starter supplies, cleaning supplies, cookware, dishes, utensils, microwave, Keurig, air fryer, and a hydraulic coffee table that can convert into a workspace.
The unit is approximately 800 sq ft, including the balcony.
PRICING
Monthly licensing rate: $1,695 per 30-day period
Preferred guest discount: Guests with verified Airbnb history of 4.8 stars or above may qualify for 15% off the monthly licensing rate.
Preferred guest rate: before deposit, cleaning fee, screening, excess electricity, approved add-ons, or additional charges.
Refundable hold/security deposit: $625, subject to checkout/move-out review, unpaid balances, damage, missing items, excessive cleaning, and rule compliance.
Cleaning fee: $125
Minimum stay: 30 consecutive days
Maximum occupancy: 2 approved occupants
Quiet hours: 10:00 PM – 8:00 AM
Check-in: 4:00 PM

DIRECT BOOKING PROCESS
Direct booking is approval-first. Submitting an application or paying a hold/security deposit does not automatically confirm the stay.

Step 2: The Sunlan Group™ LLC reviews the requested dates, stay purpose, occupancy, Airbnb history if provided, and overall fit.
Step 3: If preliminarily approved, the applicant may receive next steps for verification, SmartMove screening if required, deposit invoice, agreement, and payment.
Step 4: Final approval is not complete until the stay is approved, verification is completed, the agreement is signed, and required payments are received.
The $625 hold/security deposit is used to hold approved requested dates. If approved and the guest completes the agreement, the $625 converts to the refundable security deposit.
If a guest is approved but does not complete the agreement, verification, or required payment by the deadline, a $150 administrative/holding fee may be retained and the remaining balance may be refunded according to the direct booking terms.
Full monthly payment and the cleaning fee are due 7 calendar days before move-in.

UTILITIES AND WI-FI
Utilities and Wi-Fi are included.
Electricity is included up to $100 per 30-day licensing period. Any electricity amount above $100 is due within 3 calendar days after invoice/usage notice, or before renewal, whichever comes first.
LAUNDRY
There is no washer or dryer inside the unit. Guests are responsible for laundry through a washeteria, dry cleaning service, or preferred laundry provider.
A pre-loaded Queen Laundry card may be provided as a courtesy when available, but laundry service is not included in the stay.
PARKING AND ACCESS
Free side-street parking is available during the approved licensing period.
The property includes smart-lock access, Ring doorbell, and on-site security.
HOUSE RULES
This is not a party property.
No smoking is allowed inside the unit, on the balcony, or anywhere that violates building rules. Smoking must only occur where legally and properly allowed outside the building, with safe disposal required.
No pets are allowed. Any animal-related accommodation or special request must be reviewed separately and approved in writing before move-in.
No unauthorized overnight guests, parties, disruptive activity, or building-rule violations are allowed.
Maximum occupancy is 2 approved occupants.
One unregistered daytime visitor may be permitted for no more than 5 consecutive days. Overnight visitors require written approval.
Quiet hours are 10:00 PM to 8:00 AM.
Children are allowed as part of the approved occupancy limit. The unit includes third-floor balcony access, so guests are responsible for supervision and balcony safety of minors at all times.
WORK-LOCATION USE
This furnished stay is for approved overnight housing use.
Approved work-location use may be available for an additional fee. This includes client services, content shoots, photography, videography, podcasting, massage therapy, braiding, barbering, meetings, or other non-overnight business use.
Overnight stay approval does not automatically include work-location use. Any work-location use must be requested and approved separately.
MONTHLY RENEWAL
Each 30-day stay period may be renewed by online signature, subject to availability, inspection, payment history, and rule compliance.
To keep the same rate, renewal must be completed at least 15 calendar days before the next stay period begins.
Monthly inspection is required between licensing periods. The same refundable security deposit may continue to apply for consecutive approved months.
SCREENING AND VERIFICATION
Direct booking outside Airbnb may require ID verification and a SmartMove screening request.
Guests with verified Airbnb history of 4.8 stars or above may qualify for the 15% preferred guest discount and may have a simpler approval process.
Airbnb review history does not guarantee approval. Final approval is based on availability, fit, verification, payment, agreement completion, and rule acceptance.
SECURITY DEPOSIT AND MOVE-OUT CONDITION
The refundable hold/security deposit is not automatically refunded without review. Refund eligibility depends on checkout/move-out condition, inspection, return of access items, unpaid balances, excess electricity, missing items, excessive cleaning, damage beyond normal use, unauthorized guests, smoking violations, pet violations, work-location violations, or other agreement violations.
Guests are expected to leave the space clean, free of trash, free of personal belongings, and in substantially the same condition received, aside from normal use.
RENTERS INSURANCE
Direct-booking guests may be required to provide proof of renters insurance or personal liability coverage before move-in and during the approved stay period.
